

Construction at the Nyali VOK Affordable Housing Project in Mombasa County is progressing steadily, with the government confirming that the development has reached 28 per cent completion.
Located in the upscale Maweni Sub-Location of Nyali Constituency, the project is part of the national Affordable Housing Programme (AHP) and aims to deliver 1,932 housing units for sale through the Boma Yangu platform.
The 23-acre development is a flagship project launched in February 2025 under the Bottom-Up Economic Transformation Agenda (BETA), linking infrastructure investment to job creation, local enterprise development, and inclusive urban growth.
“This transformative plan goes beyond the provision of affordable housing units to creating opportunities for employment and wealth creation for millions of Kenyans,” said Housing Principal Secretary Charles Hinga.
The housing mix is designed to accommodate a wide range of income groups, with both affordable and market-rate units included studio units (150), one-room units (112), two-room units (176), two-bedroom units (474-affordable), 360(market), three-room units (90), three-bedroom units (210-affordable) and 360 (market).
The Nyali project has already begun transforming the local community. Residents of Maweni are praising the development for providing employment and boosting the area’s economy.
So far, the project has created over 650 direct construction jobs, with more than 100 indirect jobs in related services and supply chains.
According to the State Department of Housing, youth and women from Mombasa have been prominently involved, and local artisans and small businesses have been contracted to support various phases of construction.
The department said Kisauni Jua Kali Artisans Association is supplying steel doors and window frames, after the government ring-fenced this part of the project specifically for jua kali workshops, ensuring local economic participation.
The Nyali AHP project also incorporates a “vertical integrated city” model, with plans for essential social amenities including: a Level 4 hospital, a community centre, a kindergarten and school complex, landscaped green spaces and a clubhouse for residents.

Once complete, the Boma Yangu Nyali project is expected to significantly expand Mombasa’s housing stock, particularly in the tourist-rich city that has long faced challenges in housing supply.
Hinga encouraged Kenyans from all walks of life to continue registering for homeownership through the Boma Yangu portal, reiterating the government’s commitment to equity in housing access.
“These houses are for all Kenyans, regardless of their socio-economic status,” he said.
